KEY RESPONSIBILITIES
We are seeking a qualified candidate with management experience that will be based out of Greenville, NC. We expect the candidate to learn the Self-Storage Property Manager role quickly and begin Area Manager & Commercial Property Management training within the first six (6) months on the job. The ability to work independently and remotely are minimum standards for this position. The Area Manager oversees the leasing staff, property maintenance and tenant collections of multiple Self-Storage & Small Commercial facilities. This position reports directly to the President. The Property Manager position is a fun, low stress job with a variety of duties. Self-Storage or Real Estate experience is not necessary to apply. As Property Manager you will be responsible for managing all aspects of the operations of a self-storage facility and supervising a small staff. You will be working both inside the leasing office helping staff & customers and outside on the storage site keeping the storage facility clean & neat for all of our tenants. The office duties include keeping the office open during office hours, answering the phone, email correspondence, collecting rental payments, leasing self-storage units and assisting customers with general storage needs. Additionally, as Property Manager you will be responsible for all office paperwork including tenant billing, approving outside vendor work & bills, daily bank close outs, end of month reporting, etc. The outside duties include sweeping out storage units when tenants move out, picking up small trash on the lot, and keeping the landscaping & common areas of the storage facility clean & neat. As you advance in this position, you will pro-actively contract with outside vendors, supervise large maintenance work on the facility and approve payment of all related invoices.
SCHEDULE/BENEFITS
–Full-Time Position, 40 hours per week, some overtime available, may include some relief weekends & holidays
-Normal business hours, after hours work limited to emergencies only
-Base pay + monthly bonuses + local travel / business mileage is compensated

-Full benefit package available after 90 days

QUALIFICATIONS
-Must provide excellent customer service & professional personnel management.
–Willing & able to clean, walk the property, roll up storage doors and sweep units
-Experience in personnel management
–High School diploma or equivalent required
–Minimum age of 21 years old
–Valid Driver’s License & own reliable transportation
–Background check, Pre-Employment Drug Screen and Physical Required
